Energy Performance Certificates.
Nearly all buildings in the UK that are constructed, sold or rented out have to have an Energy Performance Certificate, in accordance with the European Energy Performance of Buildings Directive.
It is now a legal requirement that every home marketed for sale has an EPC as part of a Home Information Pack. An EPC is also mandatory for any residential property which is let after 1st October 2008. (Holiday let properties are exempt from the requirement if they are rented under a 'License Agreement' rather than a 'Tenancy Agreement').
Dolphin EPC aim to carry out a survey of the property within 3 days of receiving the instruction at a mutually agreeable time. Weekend appointments are available subject to diary commitments.
The on site survey generally takes between 45 minutes to an hour for the average property. Access to all rooms (and the loftspace if applicable and possible) will be required.
The completed Energy Performance Certificate is delivered to the client electronically in PDF format, usually within 24 hours of the survey.
